As data centres are commonly shifting from air-based to direct-to-chip and immersion cooling technologies, the volume of liquid circulating through the facility is growing substantially. Unlike an immediately detectable power failure, a water leak can go undetected for critical minutes, spreading beneath raised floors, inside cable trays, and the racks before any visible sign appears at the surface. Leak Detection systems provide continuous, facility-wide monitoring. The moment liquid contacts the sensing cable, the controller pinpoints the exact location — accurate to within one metre — triggers an alarm, and transmits the event to BMS, DCIM, or facility management platforms for immediate response.

In many cases, leaks begin as minor drips undetectable by routine inspection and escalate rapidly. By the time they are discovered, significant damage may already have occurred, resulting in financial and reputational consequences.

How the system works

Leak Detection systems use a continuous sensing cable that runs along the floor, under raised tiles, or adjacent to pipework. The moment liquid makes contact with the cable, the controller pinpoints the exact location of the leak, accurate to within one metre, triggers the alarm and sends the location data and event to the integrated system for further actions. The system is built around four integrated functions, forming a constant protection layer across every area of the facility.

Facility-Level Detection

  • Chilled water & refrigerant piping — Vulnerable at joints, valves, and fittings due to pressure fatigue, corrosion, or pipe sweating.
  • Sprinkler & overhead piping — Fire suppression systems present risk from accidental activation, corrosion, or joint leaks.
  • Plumbing & condensate lines — Condensate drain lines can block or overflow, causing spillage. General plumbing faults are commonly overlooked.
  • Foundation & floor seepage — Groundwater can infiltrate through foundation walls or floor slabs, especially in basement-level facilities.

Equipment-Level Detection

  • Cooling equipment — Leaks from condensation, cooling coil connections within CRAC, CRAH, FWU, and CDU units.
  • Battery & UPS rooms — Flooded-cell batteries can release battery acid or electrolyte fluid during overcharge or failure.
  • Diesel generator areas — Fuel storage and generator systems introduce risk from leaks at tank connections, fuel lines, and overflow points.
